Leaking and sagging front porch roof.

• The roof was obviously sagging on the left side and there were signs of water intrusion under the porch both of the corner columns. 
• The top of the porch roof was covered in a rubber roof material, and the seams on this material demonstrated signs of leakage – particularly near the outside corners of the porch where the rooftop railing penetrated the roofing.
• Removal of the trim under the porch roof revealed significant rot in the perimeter beams as well as suspected mold. 
  

With this inspection, it was clear that the existing structure was beyond saving. Therefore, it was agreed that the prudent course of action was to entirely remove the existing front porch roof structure and build a new porch roof. 

• The existing porch roof was removed completely from the home.
• The columns supporting the porch roof were also removed.
• Several designs were reviewed with the homeowner and neo-classical style, pitched roof design was chosen.
• This design was then constructed in the footprint of the old roof, properly tying into the existing framing of the home. 
• Proper ice and water shields were applied to prevent water penetration from the porch roof into the exterior walls of the home.
• New columns were constructed to support the roof.
• GAF shingles were applied to the roof along with StormGuard underlayment to ensure a long-lasting, watertight roof structure.
• The new porch roof was appropriately flashed to the front wall of the home.
