Problem

Leaking roof with poor ventilation

The owner of a mid-century home in Nashua, NH, reached out to the experts at Master Roof for an assessment of the roof on their home. The primary issues that the homeowner reported were some minor leaking of the aging roof as well as a musty attic showing signs consistent with mold. So the Master Roof team dug in and identified the following issues at the home:

• The roof is aged and worn out. The shingles are cracking and losing granules.
• The flashing along the gable roof, chimney, and roof edges has failed and is beginning to leak.
• The roof ventilation is inadequate. While it appears to have soffit vents as well as gable vents, the soffit vents are not blocked and not allowing any intake of air. Much of the attic insulation is showing signs of poor ventilation, including areas of suspected mold growth.
• Several pieces of the sheathing on the existing roof appear to be rotted and in need of replacement.
  

After weighing all options, the homeowner decided the proceed with a full roof replacement and address all ventilation and structural issues. This included the following actions:

• Strip the existing roofing materials – including the aluminum siding on the gable so that new flashing could be installed.
• Cut out and replace any rotting ledger boards and other roof decking.
• Installation of the Ultimate Boot Pipe, providing a long-lasting solution to flashing issues around the plumbing vent.
• Replacing the chimney flashing with a three-layer process: The first layer is an Ice and Water mem brane around the chimney, extending 6 inches up the chimney brick. Second, each shingle gets a piece of aluminum step flashing and the corners get a piece of lead for proper flashing. Third, the team installed the counter flashing, made of lead flashing.
• Replace the “simulated” soffit vents with functional soffit vents, add a ridge vent to the roof, and seal off the gable vents. 
• Replace all roofing materials with quality GAF products: GAF Timberline shingles in Pewter Gray, StormGuard, Deckamour, and Timbertex.
