Problem

A homeowner from Plainville, MA, reached out to the experts at Master Roof and asked for an assessment of the roof on his home. The house was built in the 1950’s and was showing a bit of it’s age. Among the items noted in the inspection were:

• Dry and cracking shingles, missing granules,nail pop-up issues, holes located on the ridge
• The ventilation system used a combination of soffit vents (non-functional), redige vents, and small gable vents.
• The existing rubber roof covering the “flat” portion of the roof was badly deteriorated and needed to be replaced.
• The satellite dishes on the roof should be removed if no longer in use.
• The flashing on the boot pipe and chimney need to be replaced.
• The attic insulation looks to be recently upgraded and in good shape.

After a thorough review of all options with the homeowner, the decision was taken to completely replace the roofing materials and updating the ventilation system. This included the following:

• Removal of all shingles, underlayment, and flashing.
• Installation of a ridge vent on the roof, and smart vents in the soffits.
• Remove unused satellite dish.
• Installation of the Ultimate Boot Pipe, providing a long-lasting solution to flashing issues around the plumbing vent.
• Replacing the chimney flashing with a three-layer process - The first layer is an Ice and Water mem brane around the chimney, extending 6 inches up the chimney brick. Second, each shingle gets a piece of aluminum step flashing and the corners get a piece of lead for proper flashing. Third, the team installed the counter flashing, made of lead flashing.
• Replaced the “flat” roof material with a waterproof rubber roof.
• Replace all roofing materials with quality GAF products: GAF Timberline HDZ shingles in Charcoal, StormGuard, Deckamour, and Timbertex.
