Solution
Replace all roofing materials and install new skylights
The solution was complete replacement of the roofing materials, including skylights, and rework the roof ventilation. Specifically, the work included the following:
- Removal of all shingles and underlayment – including the double layer of shingles on portions of the roof.
- Remove the existing cupola.
- Move the bathroom vents to the roof.
- Install hip vents of the roof hips.
- Remove unused satellite dish.
- Installation of the Ultimate Boot Pipe, providing a long-lasting solution to flashing issues around the plumbing vent.
- Replacing the chimney flashing with a three-layer process: The first layer is an Ice and Water mem brane around the chimney, extending 6 inches up the chimney brick. Second, each shingle gets a piece of aluminum step flashing and the corners get a piece of lead for proper flashing. Third, the team installed the counter flashing, made of lead flashing.
- Replace the 4 existing skylights with new VELUX skylights.
- Replace all roofing materials with quality GAF products: GAF Timberline HDZ shingles in Charcoal, StormGuard, Deckamour, and Timbertex. This includes removing the metal roofing on the rear of the garage and replacing it with StormGuard and DeckArmor to prevent ice dams.
