The Diagnosis: Peeling Back the Layers of Time

When working on historic homes, what you can't see is often more important than what you can. The roof on this classic 1930 property was failing, but the true extent of the damage wasn't fully visible until the Master Roof crew began the tear-off process.

Once the old roofing materials were removed, our team uncovered severe, widespread structural deterioration. Years of moisture penetration had compromised the very bones of the roof. The inspection revealed:

  • Decking Rot: The original roof boards were heavily decayed and unable to securely hold roofing nails.
  • Framing Rot: The vertical rafters, wall rafters, and critical horizontal support beams were all suffering from advanced wood rot, threatening the structural integrity of the roof line.
  • Edge Rot: The fascia boards (the boards holding the gutters) were completely rotted out, meaning the gutters had to be carefully removed to rebuild the roof's edge.

The Restoration: A Complete Structural Rebuild

You cannot put a beautiful new roof on a failing foundation. Instead of applying a temporary band-aid, the Master Roof carpentry team executed a rapid, full-scale structural restoration:

  1. Rebuilding the Bones: We removed the decayed horizontal beams, wall rafters, and vertical rafters, replacing them with fresh, structurally sound lumber to ensure the roof could safely bear heavy New England snow loads.
  2. Fascia Replacement: We replaced the rotted fascia boards along the roofline, creating a solid, reliable anchor point for the roof edge and gutters.
  3. Heavy-Duty Decking: Because the home was built in 1930, the rafter spacing required maximum support. We installed thick, premium 3/4" plywood over the newly rebuilt framing to create a perfectly flat, incredibly strong nailing surface.
  4. Advanced Waterproofing: With the structure secured, we applied GAF Weather Watch Ice and Water Shield to the vulnerable edges and rolled out durable GAF FeltBuster synthetic underlayment across the entire deck to block wind-driven rain.
  5. The Final Upgrade: We installed high-performance GAF Timberline HDZ architectural shingles in the classic color Pewter Gray, capping the peaks with GAF Seal-A-Ridge shingles for a flawless, weather-tight finish.

The Value to the Homeowner

In just a matter of days, Master Roof took this 1930 home from the brink of structural failure to being fully restored and modernized. The homeowner didn't just get a cosmetic facelift; they received a structurally sound, safe, and heavily protected home. Because we installed a complete GAF system over proper decking, we were able to protect this historic home with the GAF Silver Pledge Warranty—giving the homeowner 50 years of material protection and 10 years of workmanship coverage.

Frequently Asked Questions

  • What happens if a roofer just puts new shingles over rotted wood?

Roofing over rotted decking or rafters is a dangerous shortcut. The new shingles will not hold securely because the nails have nothing solid to grip. Eventually, the roof will sag, leak, and potentially collapse. Furthermore, roofing over rot instantly voids manufacturer warranties.

  • Why did you use 3/4" plywood for the new decking?

Historic homes built in the 1920s and 1930s often have wider spacing between their roof rafters than modern homes. Using thick, heavy-duty 3/4" plywood ensures the roof deck will not bow or dip between those wider gaps, providing a rock-solid foundation for the new shingles.

  • What is fascia rot and why does it matter?

The fascia is the long, straight board running along the lower edge of the roof. It supports the lower edge of the bottom row of shingles and carries the weight of your gutters. If the fascia rots, your gutters will eventually pull away and fall off, and water will easily penetrate your walls.

  • What is the GAF Silver Pledge Warranty?

The Silver Pledge Warranty is a premium level of protection offered exclusively by GAF Master Elite contractors. It provides an impressive 50 years of material defect coverage and 10 years of workmanship coverage, ensuring your investment is heavily protected.

  • What is GAF FeltBuster?

FeltBuster is a high-quality synthetic roofing underlayment. Unlike old-school asphalt felt paper that can tear easily or absorb water, FeltBuster is incredibly durable, lies entirely flat, and provides a long-lasting secondary barrier against wind-driven rain.

  • What is the difference between Seal-A-Ridge and standard shingles?

Standard shingles are designed to lay flat on the broad sections of your roof. GAF Seal-A-Ridge shingles are machine-bent and specifically manufactured to fold over the sharp peaks (ridges) of your roof. They provide superior leak protection at these high-stress areas while giving the roof a beautiful, finished profile.
