Identifying the Challenges

The Master Roof experts began with a thorough evaluation of the property. It was evident that the roof was past its prime, exhibiting multiple critical problems. This was true for all three structures: the home, the garage, and the shed.

The shingles were severely degraded—dry, cracked, curled, and shedding granules that accumulated in the gutters—indicating advanced wear and vulnerability to further damage. Boot pipes had cracked rubber seals causing ongoing leaks, while the chimney showed loose lead flashing, nailed components, and gaps that allowed water infiltration. 

Complicating matters, the ventilation relied on outdated gable vents, which could be optimized; insulation appeared improved but inconsistent, with limited soffit vents in some areas. The decking consisted of ledger boards with excessive gaps and rot near the chimney, not meeting modern shingle standards. Gutters were mostly clear but had a missing downspout and improper drainage directing water to the foundation. 

Together, these flaws made the roof prone to water damage, rot, and inefficiency. 

Our Approach

Master Roof crafted a tailored overhaul strategy to provide enduring reliability and efficiency. We focused on resolving core issues while incorporating advanced features for superior performance.

What Steps Did We Take? 

  • All deteriorated shingles, underlayment, and debris were stripped away.
  • Rotted decking, rafters, soffits, and fascia were repaired or replaced with premium materials, including plywood overlays to address gaps.
  • Enhanced flashing was applied around sidewalls, valleys, and the chimney using step and counter flashing techniques. Special attention was given to the chimney where a three-step process was used: The first layer is an Ice and Water mem brane around the chimney, extending 6 inches up the chimney brick.  Second, each shingle gets a piece of aluminum step flashing and the corners get a piece of lead for proper flashing. Third, the team installed the counter flashing, made of lead flashing.
  • Gutters were inspected and adjusted, with the missing downspout installed and drainage redirected away from the foundation.

The upgrade yielded impressive results, addressing urgent risks while adding sustained benefits for the property owner.
