Deteriorating structural support and poor ventilation

The owner of a 150 year old home in Holliston, MA, contacted the team at Master Roof for an assessment of the roof on their home and detached garage. The homeowner reported that the roof was starting to give some problems with apparent mold in the attic and small leaks. So the experts at Master Roof performed a thorough inspection and delivered the following report:

• The roof ventiallation was failing. The soffit vents were blocked and the gable vent was insufficient to fully vent the roof, leading to moisture build up and suspected mold.
• The roof decking was very old ledger boards. Many of these were damaged and large gaps were forming between the boards.
• There was no underlayment beneath much of the roof, with the shingles being nailed directly to the ledger boards.
• The flashing and seals around the boot pipe and chimney were failing.
• The gables on the roof were insufficiently sealed, leading to water infiltration.
  

After weighing all options, the homeowner decided the proceed with a full roof replacement to address all ventilation and structural issues. This included the following actions:

• Remove all existing roofing materials.
• Replacing the ledger boards with plywood sheathing.
• Fixing all soffit vents to properly supply ventilation to the new ridge vent.
• Closing off the gable vents so that all ventilation goes through the soffit vents.
• Installation of the Ultimate Boot Pipe, providing a long-lasting solution to flashing issues around the plumbing vent.
• Replacing the chimney flashing with a three-layer process: The first layer is an Ice and Water mem brane around the chimney, extending 6 inches up the chimney brick. Second, each shingle gets a piece of aluminum step flashing and the corners get a piece of lead for proper flashing. Third, the team installed the counter flashing, made of lead flashing.
• Replace all roofing materials with quality GAF products: GAF Timberline UHDZ shingles in Pewter Gray, StormGuard, Deckamour, and Timbertex.
