Assessment & Findings

The original shingles surrounding the skylight showed signs of deterioration and improper sealing. Beneath the surface, the sheathing was beginning to darken and soften — classic evidence of moisture exposure. Once shingles were removed, the damage became much clearer (shown in the first set of images above): water infiltration had been occurring long enough to compromise both wood and older waterproofing materials.

Fortunately, the skylight unit itself was in good working condition. The failure was not the window — but the roof system around it.

Repair Strategy

Instead of a tear-off across the entire roof plane, Master Roof performed a targeted reconstruction. The damaged shingles and all surrounding layers were carefully removed, giving access to the water-affected sheathing. The weakened plywood was cut out and replaced to restore structural integrity.

With a clean base in place, the team installed new GAF underlayment — a high-performance waterproof membrane designed to resist wind-driven rain, ice-melt, and long-term moisture exposure. New shingles were then integrated to match the existing roofline, followed by fresh flashing and tie-ins around the perimeter of the skylight.

This precise method restored the watertight seal without requiring a full roofing system replacement.

Result

The transformation was immediately visible. Where soft decking and failed shingle seals once existed, a restored, reinforced, and fully waterproof perimeter now protects the home. The skylight no longer leaks, the new shingles blend cleanly into the roof plane, and the homeowner gained peace of mind for future weather seasons — without needing to replace the entire system at this time.
