The experts at Master Roof were called out to a home in Milford, MA, for an evaluation. The roof was over 20 years old, and the homeowner was concerned about some mold spots on the sheathing and asked for a complete evaluation. Also, the homeowner asked for an evaluation of the roof on a shed that was also giving some problems. Unfortunately, the roof was covered with snow, so it was impossible to get a good view on the shingles, but the evaluation did uncover the following:

• The rafters show gaps when meeting the ridge pole.
• The boot pipe and chimney flashing have deteriorated and should be replaced.
  

Based on the inspection, as well as the owner’s experience with the home, the decision was made to fully replace the roof on both the home and the shed. This included the following actions:

• Removal of all existing roofing materials on the home and the shed.
• Replacement of any damaged sheathing on both the home and the shed.
• Addition of joist hangers to the rafter/ridge pole connection to provide additional support for the rafters.
• Installation of the Ultimate Boot Pipe, providing a long-lasting solution to flashing issues around the plumbing vent.
• Calling MassSave to provide an energy assessment of the existing attic insulation.
• Replacing the chimney flashing with a three-layer process: The first layer is an Ice and Water mem brane around the chimney, extending 6 inches up the chimney brick.  Second, each shingle gets a piece of aluminum step flashing and the corners get a piece of lead for proper flashing. Third, the team installed the counter flashing, made of lead flashing.
• Replace all roofing materials with quality GAF products: GAF UltraHD shingles in Pewter Gray, StormGuard, and Deckamour .
