A local Veterans of Foreign Wars (VFW) post in Upton, MA reached out to Master Roof for a full roof assessment after noticing signs of wear on their single-story brick hall — a building that serves as a gathering place for local veterans, families, and community events. What the Inspection Found

A close inspection of the shingle field, flashing, and roof penetrations turned up a list of issues typical of a roof nearing the end of its service life — plus a few details specific to this building that needed careful planning before work began:

• Nail pop-through: holes worn into the shingles where nails had backed out of the deck, an early sign of the micro-leaks that lead to hidden wood damage.
• Granule loss & algae staining: in several sections, dark staining outnumbered the protective granules, a clear sign the shingles were past their protective lifespan.
• Shingle cracking: diagonal creasing and cracking across multiple courses of shingles.
• Loss of shingle seal: shingles had lost their factory seal and were no longer bonded to each other, leaving them vulnerable to wind lift.
• Moss & algae growth: moss and blue-green algae growth were found in shaded, low-drainage areas — moss in particular can lift shingles and trap moisture against the deck.
• Two roofing layers: the roof had two full layers of shingles, meaning a simple overlay was not an option — a complete tear-off was required.
• Difficult boot pipe location: the existing pipe boot near a rooftop pole could not be replaced from above, requiring a specialized "split boot" installation technique.
• Exposed electrical wiring: exposed electrical service wires ran across the roof deck near the utility mast, requiring coordination with the utility company before work could safely begin.
• Aging chimney flashing: the chimney's original flashing was worn and due for replacement as part of a full system approach.
• Improperly vented bathroom fans: bathroom exhaust vents were terminating through the soffit rather than the roof — a common but incorrect setup that can push moist air back into the attic.
• Insufficient drip edge: drip edge was missing proper overhang at several rakes and eaves, an easy detail to miss that matters for directing water away from the fascia.
  

The Master Roof Solution

Because this roof needed a full system replacement rather than a patch, our crew planned the project around both the technical scope and the building's ongoing use by the community:

• Utility coordination first: coordinated with the utility company in advance to temporarily protect the exposed electrical service wires before any tear-off began.
• Full tear-off to the deck: removed both layers of old shingles down to the roof deck, inspecting and replacing any damaged sheathing along the way.
• Correct nail length: used correctly sized fasteners throughout the re-decking and shingle installation so no nail tips would protrude through the interior ceiling — a detail specifically flagged during the initial inspection.
• New ice & water shield: installed new GAF StormGuard ice & water shield at eaves, valleys, and all penetrations for a secondary layer of leak protection.
• New synthetic underlayment: added GAF Deck-Armor synthetic underlayment across the full roof deck.
• New architectural shingles: installed a full GAF Timberline HDZ shingle system, plus properly overhanging drip edge at every rake and eave.
• New chimney flashing: replaced the chimney flashing as part of the full system, eliminating a longstanding weak point.
• Upgraded pipe boot flashing: used our reinforced "Ultimate" boot pipe for all vent penetrations, plus a proper split-boot detail at the pole location that couldn't be re-flashed from above.
• Corrected bathroom venting: re-routed and re-flashed the bathroom exhaust vents to terminate correctly through the roof rather than the soffit.
• New ridge ventilation: installed a new ridge vent, balanced with the existing soffit vents, for proper intake-and-exhaust attic airflow.
• New flat roof membrane: replaced the EPDM rubber membrane on the flat-roof addition section with a new, fully-adhered system.
• New gutters & downspouts: installed new seamless gutters and downspouts to complete the water-management system.
