Shrewsbury Roof Replacement Success Using Quality GAF Materials

Problem

• The bathroom vents were exiting in the soffit. While this is functional, it is a cause for concern as the warm air from the vent will immediately re-enter the soffit and condense, leading to rot and mold formation.
• The shingles themselves were worn out and they were dry with missing granules. And a few shingles were missing.
• The hip and ridge vent were missing shingles and appeared to be actively leaking.
• The clapboard siding and trim were failing in several places. Of particular concern was the side wall between the siding and the roof as it appeared to be lacking proper flashing.
  

The homeowner decided to replace all roofing materials with quality GAF products and address all flashing issues on the roof. This included the following actions:

• Remove all existing roofing materials.
• Installation of the Ultimate Boot Pipe, providing a long-lasting solution to flashing issues around the plumbing vent.
• Replacing the chimney flashing with a three-layer process:  The first layer is an Ice and Water mem brane around the chimney, extending 6 inches up the chimney brick. Second, each shingle gets a piece of aluminum step flashing and the corners get a piece of lead for proper flashing.  Third, the team installed the counter flashing, made of lead flashing.
• Remove the siding at the knee wall junction and install GAF StormGuard as well as flashing for each course of shingles. This was then fit with new trim pieces to ensure a weathertight seal between the roofing and the side wall clapboards.
• Replace all roofing materials with quality GAF products: GAF Timberline HDZ shingles in Pewter Gray, StormGuard, Deckamor, and Timbertex.
