1995 Holliston Colonial Roof Replacement with GAF Timberline UHDZ

Roofing Project at a Glance

  • Location & building: A 1995 two-story center-entrance Colonial with an attached side wing and dormer in Holliston, MA
  • Problem: An aging 3-tab asphalt roof - possibly original to the 1995 house, which would make it about 30 years old - with heavy granule loss, dark streaking, cracked and broken shingles, sealant-patched ridge caps with nails backing out, exposed fasteners, and tired chimney and sidewall flashing
  • Solution: Full tear-off and a premium GAF roof system - Timberline UHDZ shingles over GAF StormGuard leak barrier and GAF Deck-Armor breathable underlayment, with new ridge caps, a lifetime-rated pipe boot, and new flashing throughout
  • Result: A deep, dimensional wood-shake look that transforms the home’s curb appeal, backed by a complete, matched GAF system - installed in about two days
  • Before/after highlight: Flat, faded gray 3-tab → GAF’s thickest, most dimensional Timberline shingle

From Worn 3-Tab to Premium GAF Timberline UHDZ: A 1995 Colonial Transformed

Not every roof replacement starts with a leak. This Holliston Colonial was built in 1995, and as far as anyone could tell, it still had a 3-tab roof from that era. If the shingles were original, they had been up for close to 30 years - longer than most 3-tab shingles are designed to last. When Master Roof first walked the roof in 2024, we gave the homeowners an honest answer: it was getting old, but it didn’t need to come off right away. Two years later, a follow-up inspection told a different story. The 3-tab shingles had lost much of their granule coating, the ridge caps were held together with patches of sealant, and the small problems we had flagged before were starting to add up.

This time the homeowners were ready - and rather than simply swapping like for like, they chose to upgrade. The result is a full GAF Timberline UHDZ system that changed the way the whole house looks from the street.

What the Master Roof Inspection Found

Our expert estimator, Paul Valdez, documented the roof from end to end - field, ridges, valleys, chimney, sidewalls, and attic. None of it was an emergency on its own. Together, it described what a roof looks like after three decades of New England weather - a roof at the end of its service life:

  • Granule loss across the field: Large areas of the 3-tab shingles had shed their protective granules, leaving the dark asphalt and fiberglass mat underneath exposed. When those black spots outnumber the granules, a shingle is deteriorating.
  • Streaking and old algae staining: Dark patches where moss and algae had grown in the past, stripping granules as they went.
  • Cracked, broken, and previously repaired shingles: Several broken tabs, a small amount of damage near the eaves, and visible evidence of earlier spot repairs.
  • Worn and patched ridge caps: The caps - the most weather-exposed shingles on any roof - had cracked corners, lifting edges, and blobs of sealant where earlier patches had been made. Ridge nails were starting to back out.
  • Exposed nails: Unsealed fastener heads on the roof surface, each one a potential micro-leak.
  • Aged chimney flashing: Weathered metal flashing at the brick chimney, past the point where resealing makes sense.
  • Sidewall flashing: Where the lower roofs meet the siding, the flashing needed to be replaced so every shingle course could get its own step flashing.
  • Roof penetrations: The plumbing vent boot and the flashing around the bathroom exhaust vents were due for replacement. Bathroom fans should always vent through the roof with properly flashed caps, never into the soffit.

Why the Homeowners Went Premium

When the roof coming off may have lasted 30 years, the one going on is one the homeowners will live with for decades — so it is worth getting right. And a two-story Colonial puts its roof on full display. From the street, the main roof is the largest single surface on the house - and a flat, faded 3-tab roof was doing nothing for this home’s tan siding, crisp white trim, and black shutters.

GAF Timberline UHDZ is GAF’s top-of-the-line Timberline shingle. Compared with the popular Timberline HDZ, it is thicker and noticeably heavier, and GAF’s Dual Shadow Line technology lays down two parallel shadow lines on every shingle for a deeper, ultra-dimensional wood-shake look. It is also backed by GAF’s StainGuard Plus PRO limited warranty against blue-green algae discoloration - a meaningful upgrade on a wooded lot where the old roof had already shown algae staining.

Premium shingles only perform as well as the system under them, so we specified a full matched GAF system rather than mixing brands.

The Master Roof Solution

  • Complete tear-off: The old 3-tab shingles, underlayment, and flashing were removed down to the roof deck, and the deck was inspected before anything new went on.
  • GAF StormGuard leak barrier: A self-adhering, ice-and-water leak barrier was installed along the eaves and in the valleys — the places where Massachusetts ice dams and wind-driven rain do their damage.
  • GAF Deck-Armor underlayment: GAF’s premium breathable roof deck protection covers the rest of the deck. It sheds water like a synthetic underlayment should, while letting moisture vapor escape from the deck instead of trapping it.
  • GAF Timberline UHDZ shingles: Installed to GAF specification across the main roof, the side wing, the dormer, and the front gable.
  • Premium ridge caps: Double-layer ridge caps, hand-nailed with ring-shank nails, replace the patched caps that had been failing.
  • New flashing everywhere: New flashing at the bathroom exhaust vents, step flashing woven into every shingle course at the sidewalls, and the chimney rebuilt in three layers — ice-and-water membrane wrapped up the brick, step flashing with lead at the corners, and new counter flashing over the top.
  • Lifetime-rated pipe boot: The plumbing vent got an Ultimate pipe boot built to last as long as the new roof, instead of a standard rubber boot that cracks in the sun.
  • Property protection: Tarps went down across the landscaping, front walkway, and rear deck before the first shingle came off.

The Result

Compare the before and after photos and the difference is obvious from the curb. The old roof read as a flat gray plane; the Timberline UHDZ roof has real depth and shadow, and its deep, rich color now anchors the tan siding and white trim instead of washing out against them. The dormer, the gables, and the long main roof all read as one crisp, finished design - exactly the kind of transformation premium shingles are made for.

Under the surface, the homeowners have what matters just as much: a complete GAF system with proper leak barrier, breathable deck protection, new flashing at every penetration and wall, and ridge caps built for the most exposed part of the roof. They replaced their roof on their own schedule - not in the middle of an emergency.

Frequently Asked Questions

  • What is the difference between GAF Timberline UHDZ and Timberline HDZ shingles?

Both are architectural shingles from GAF’s Timberline line. Timberline UHDZ is the premium step up: it is thicker and heavier than HDZ, and its Dual Shadow Line technology creates two parallel shadow lines for a deeper, more dimensional wood-shake look. HDZ is GAF’s most popular shingle and an excellent choice; UHDZ is for homeowners who want maximum curb appeal.

  • Why replace a roof that isn’t leaking yet?

A roof usually shows wear long before it leaks: granule loss, cracked and patched ridge caps, nails backing out. Replacing it at that stage lets you choose your timing, your products, and your contractor instead of reacting to water damage. On this home, likely still on its original 1995 roof, we told the owners in 2024 that it could wait; by 2026 the wear had progressed enough that replacement made sense.

  • How long do 3-tab asphalt shingles last?

Most 3-tab shingles are built for roughly 20 to 25 years, depending on the product, attic ventilation, sun exposure, and how well the roof was installed. A 3-tab roof approaching 30 years, like the one on this 1995 Holliston Colonial, is living on borrowed time even if it is not leaking yet. Signs it is near the end: look for bare or dark patches where granules have worn away, granules collecting in the gutters, curled or cracked tabs, lifting or cracked ridge caps, and visible sealant patches from past repairs. If several of these show up at once, it is time for a professional inspection.

  • What is GAF Deck-Armor, and why use it instead of felt paper?

Deck-Armor is GAF’s premium breathable roof deck protection. Unlike traditional felt, it resists tearing and wrinkling, and unlike many synthetic underlayments, it allows moisture vapor to escape from the roof deck rather than trapping it. It is installed over the deck wherever the leak barrier is not.

  • Where does a leak barrier like GAF StormGuard go on the roof?

StormGuard is a self-adhering leak barrier installed at the most leak-prone areas: along the eaves, where ice dams form in Massachusetts winters, in valleys, and around penetrations such as chimneys and vents. It seals around nails and protects the deck if water gets past the shingles.

  • Do premium shingles cost much more than standard architectural shingles?

Premium shingles cost more per square than standard architectural shingles, but on a full replacement the shingles are only one part of the total — labor, tear-off, leak barrier, underlayment, flashing, and disposal stay largely the same. That makes the upgrade a smaller share of the overall project than many homeowners expect. Our roof cost calculator can give you a starting point.

  • How long does a roof replacement on a two-story Colonial take?

This project took about two days on site, from tear-off to cleanup. Timing depends on the size and complexity of the roof, how much flashing and deck work is needed, and the weather, so we confirm the schedule after the inspection.
